Nightjar Sustainable Power

Nightjar is developing a 2.0MWe run-of-river hydroelectric scheme in Argyll, Scotland. Construction commenced in March 2015 and is progressing well, with the civil works nearing completion. The powerhouse structure has also been completed. The pipeline has approximately 200m still to be laid and then needs to be pressure tested.

 

Portland View

Our funds provided a £4.95m development finance facility to fund the construction of a 37 unit residential development in Bristol’s city centre. The scheme is now complete and selling fast, repaying our funding and delivering another successful outcome for the developer, Barnett Developments.

 

​Pilgrim Nurseries

Our funds support Pilgrim Trading Ltd in building a nursery group in London and South East England. The business intends to build a group of ten purpose-built nurseries over the next five years, providing outstanding care and education to the children that attend. With our funding, Pilgrim has acquired its first two properties, which will be converted into trading children’s nurseries. The first site, in Twickenham, is expected to open in spring 2017 and the second, in Brentford, is scheduled to open in autumn 2017.

Urban Creation

Downing Secured Finance co-invested alongside Downing IHT Funds in a series of investments providing funding to Urban Creation to purchase seven separate sites that were redeveloped and launched as student accommodation. These included 32-studio new build apartments in Southampton and sites in Bristol ranging from 20 to 60 bed developments.

 

Aegis Data Centre

Our funds backed Aegis to develop a new state-of-the-art data centre in Surrey, taking advantage of the growing demand for offsite data and cloud storage. Aegis One provides highspeed connectivity for corporate clients seeking secure data storage. With access to over 9MW of power and development potential, Aegis attracted further funding from third party sources. Our investment was repaid, creating a successful exit. Downing Secured Finance co-invested alongside Downing EIS Funds 1 and 2.
